1. No smoking in the house. Smoking is permitted on the deck and downstairs. Please always dispose of the butts in the provided containers. Discarding the butts in the yard could result in a loss of your security deposit and could be a fire hazard.

2. Under no circumstances should there ever be an open flame on the wooden deck this includes (but not limited to) grilling, BBQing, and fire pits.

3. Do not place anything other than human waste and toilet paper into the toilets.

4. Do not discard any solid material (including food scraps) into the sinks.

5. Please clean up after yourself. Any cleaning fees collected are for disinfection services and it does not include maid services.

6. Bath towels are provided, but beach towels are not. Do NOT take any of the provided bath towels to the beach.

7. Please make use of the downstairs shower before entering the house to remove any sand or dirt from your body and clothing.

8. NEVER bring beach toys inside the house. A box is provided to store all of your favorite beach toys in, please rinse them off before placing them in the box.

9. Do not sit on ANY indoor furniture with wet, sandy, or otherwise soiled clothing.

10. Under no circumstances should anyone ever use any of the beds or pillows without first putting on sheets or pillowcases.

11. Ensure that all household trash is completely bagged and promptly removed from the house. Trash with especially strong odors (or the potential for creating strong odors) should be removed from the house immediately. Trashcans should not be used without the proper bag or liner.

12. Trash collection is weekly on Monday and Thursday mornings. If your stay includes one of these days, please ensure that all trash is bagged and placed in the provided trashcans for pickup. Do NOT place any non-bagged trash in the trashcans.

13. Please be mindful of the neighbors and refrain from loud noise (including music, talking, singing, etc) after 10 p.m.

14. The minimum age to make a reservation is 25 years of age. At all times during your stay, someone at least 25 years of age must be present while the house is occupied. Certain exceptions may apply but they must be approved beforehand. Any violation of this could result in eviction (without refund) and a loss of your security deposit.

15. Gatherings are encouraged, but parties are not. Unless approved beforehand, no graduation, prom, or spring break parties are allowed. Any violation of this could result in eviction (without refund) and a loss of your security deposit.

16. Please do NOT exceed the maximum occupancy for the house. The advertised maximum sleeping capacity is 12 people and we can accommodate an additional 8 guests. At no time should more than 20 people be on the property (including upstairs and downstairs). Certain exceptions may apply but they must be approved beforehand.

17. Please report any damaged or lost items to us immediately. We understand that accidents will happen and we may be able to come to a reasonable agreement about the repair or replacement costs if notified during your stay. If the damaged or lost item is found during the after-stay inspection (without notification), the FULL replacement cost will be required.

19. No illegal activity of ANY kind is allowed. This includes (but not limited to) illegal drug use, underage drinking (except where permitted by law), discharging of firearms (except where permitted by law), vandalism, theft, or violence.

20. Pets are allowed, but please notify us beforehand. Cleaning up after your pet is your responsibility.

21. Please keep the doors and windows closed as much as possible. If they will be open for an extended period of time, please adjust the thermostat accordingly.
